High St Lofts I

This 47-unit apartment complex is conveniently located just steps away from downtown Des Moines and offers amenities like a communal courtyard, covered parking, and an on-site leasing office.

High St Lofts I features 47 one-bedroom and two-bedroom apartments at the edge of the historic Sherman Hills neighborhood of Des Moines. It includes a central courtyard that enhances communal space, and underground parking for extra security. Streamline collaborated with the developer from the initial massing stage, determining the number of units and desired unit mix based on the pro forma. We then designed the unit layouts, selected interior finishes consistent with the developer’s previous projects, coordinated with the contractor on value engineering options, and presented the plans to the Urban Design Review Board of Des Moines for approval. Throughout construction, we maintained regular site visits, reviewed submittals, and managed punchlists in partnership with the contractor and owner. The project was successfully completed in 2024, leading to our ongoing collaboration with the developer on an adjacent multifamily building named High St Lofts II.
