Schematic Design

At the start of the project’s design process, Streamline Architects utilizes three-dimensional modeling to conceptualize programming and schematic design with the client. The interactive design approach allows the client to become part of the design team. The bonding time created between the client and staff allows Streamline to extract the client’s intentions early on in the project’s life. The interactive design also enables the client to visualize the design before construction.

Construction Docs

Once the project team decides on the appropriate building systems, the architect, structural engineer, and the MEP designer will proceed with the bid documents or design development stage. At the completion of the design development stage, the bid documents will be used to develop the construction costs for the project. Once the construction costs are identified, the project team will have the ability to make revisions to the design to adjust the project costs. The documents will be prepared at 75% completion for review by the project team and owner. Once the documents have been reviewed, revisions will then be incorporated into the document set and will be prepared to be submitted to the appropriate city for a building permit.

Construction Administration

During construction, the architect acts as the owner’s representative. Generally, the Architect’s services during construction include interpreting the contract documents, reviewing the contractor’s submittals, answering contractor questions, and rejecting non-conforming work. The architect will provide site visits throughout construction upon request. At the completion of construction, a punch list will be provided to the contractor to assure construction has met the owner’s satisfaction and is in accordance with the construction documents.
